    The Spanish short-term rental market, in one answer

    Among the 20 cities analysed by the Winahost Observatory, Palma shows the highest annual revenue potential per property, at €49,500, while Barcelona records the highest occupancy, 74.5%, and Marbella the highest ADR, €254 per night. Valencia is the city where occupancy grows the most year on year, by 4.7 points. These are aggregate AirDNA market figures for July 2025 – June 2026 and they are not equivalent to net profitability.

    Each volume states its sources. The reports use market data from AirDNA and, where relevant, residential prices published by idealista/data and official sources for regulatory context. The analysis, data cleaning and visualisations are produced by Winahost.

    Does Revenue Potential mean profitability?

    No. Revenue Potential estimates potential market income. Net profitability also depends on the price of the property, financing, taxes, maintenance, service charges, commissions, management and legal viability.

    How often is the Observatory updated?

    Volumes state their publication date, the period analysed and their last update. Editions may be updated when new data or relevant methodological changes appear.
